How we work
Every project begins with a different ambition, site, budget and set of constraints. Our role is to bring clarity to these requirements and guide the project through an organised process of investigation, design, coordination and delivery.
At NDE FORCOB Architects, we work closely with clients, consultants, authorities and contractors to develop architecture that is thoughtful, practical and buildable. Depending on the project, we may provide a complete architectural service or undertake selected stages within the wider project journey.

We define
Establishing the project direction
We begin by listening to the client and helping define what the project must achieve. We discuss the intended use, accommodation requirements, site, budget, programme and wider ambitions before agreeing on an appropriate scope of services.
We explore
Testing feasibility & concept dev't
We examine the site, context and available information before preparing alternative approaches to the project. This allows the client to consider how different solutions may affect function, character, buildability and cost.
We develop
From concept into coordinated design
Following approval of the concept, we develop the proposal with the wider project team. Plans, elevations, sections, materials and technical requirements are refined to create a more coordinated and buildable design.
We detail
Preparing the project for construction We translate the approved design into coordinated technical information suitable for tendering and construction. The level of detail depends on the project and the agreed scope of services.
We procure
Supporting the contractor appointment
Where included in our appointment, we support the client through tendering and contractor selection. The extent of this service is agreed for each project because contractor recommendations, tender appraisal and contract preparation are not automatically included in every appointment.
We Monitor
Construction Quality & admin support
Where appointed for construction monitoring, we visit the site at agreed intervals to review progress and assess whether the visible work is generally proceeding in accordance with the building contract and approved project information.
We complete
Handover and close-out
As construction approaches completion, we review the works and help identify outstanding items or visible defects requiring attention.
A service adapted to each project
Not every commission requires every stage. Our appointment may cover the complete project journey or selected services. At the beginning of every commission, we agree on the required stages, deliverables and responsibilities. Services outside the agreed appointment are identified separately before they are undertaken.
